Jane Finch Mall Redevelopment Moves Forward with New Development Partner

Toronto – A major milestone has been reached in the future redevelopment of the Jane Finch Mall, as longtime site owner Brad-Jay Investments Ltd. has announced a new partnership with Toronto-based real estate developer Hullmark. Hullmark has acquired a minority interest in the property and will serve as Master Development Manager, overseeing the site’s multi-decade transformation into a mixed-use, community-led urban hub.

15–20-Year Redevelopment Will Preserve Mall While Introducing Housing & Amenities

The redevelopment plan, first approved by the City of Toronto in August 2024, envisions a phased approach that integrates new housing, retail, and community amenities while preserving the mall’s role as a key gathering place. Jane Finch Mall is expected to remain operational during the early stages of the plan, which will roll out over the next 15 to 20 years.

“We’ve been clear from the beginning that we will take the time needed to find the right partner, and we found that in Hullmark,” said Jay Feldman, CEO of Brad-Jay Investments. “Hullmark brings deep experience in thoughtful, community-minded urban development.”

jfm+ Engagement Shaped by Residents

Launched in 2021, the jfm+ initiative was designed to ensure the site’s future reflects the aspirations of the Jane Finch community. A local engagement team—composed of residents—held walking tours, working sessions, and large-scale events, connecting with more than 2,000 community members over the past four years.

“We’re proud to be part of such a meaningful and community-led redevelopment process,” said Jeff Hull, President of Hullmark. “My grandfather, Murphy Hull, helped establish this neighbourhood. Today, that same spirit of long-term partnership and community focus inspires us.”

Building Together for the Next Generation

Hullmark’s entry as a minority stakeholder reflects the company’s approach of long-term investment in Toronto neighbourhoods, particularly cultural and community hubs.

“This partnership is the culmination of a long-standing relationship,” said Noah Rechtsman, Executive VP at Hullmark. “Brad-Jay’s successful rezoning imagines a better future for the mall, and Hullmark is thrilled to help deliver that value to both the partnership and the community.”
