New Affordable Homes Coming to Guelph with Federal and Provincial Investment

Guelph Affordable Housing Project to Deliver 18 New Rental Units

GUELPH, ON — A new affordable housing development in Guelph is moving forward with joint federal and provincial support, bringing 18 new rental units to the community as part of ongoing efforts to address Ontario’s housing shortage.

The project, located at 60 Fife Road, will replace an aging two-storey, four-unit building with two new three-storey stacked townhouses, significantly increasing the number of available affordable homes.


Funding Partnership to Expand Affordable Housing Supply

The development is supported by a combined $1.8 million investment through the Canada-Ontario Community Housing Initiative (COCHI) and the Ontario Priorities Housing Initiative (ONPHA).

In addition, the federal government is contributing over $4.5 million through the Affordable Housing Fund, which provides low-interest and forgivable financing to support new construction and renovation of affordable housing across Canada.

Officials say the project reflects a coordinated effort across all levels of government to increase access to affordable and sustainable housing.


Accessible and Community-Focused Design

Once completed, the development will feature:

  • 18 one-bedroom affordable rental units
  • Six fully accessible units on the ground floor
  • Proximity to essential services, including grocery stores, pharmacies, a community centre and public transit

The project is being led by UpBuilding! Non-Profit Homes, with additional support from the City of Guelph and Wellington County.


Part of Broader National Housing Strategy

The announcement aligns with Canada’s National Housing Strategy, a long-term plan aimed at increasing housing supply and improving affordability nationwide.

As of December 2025, the federal government has committed more than $76 billion toward creating and repairing hundreds of thousands of housing units, prioritizing those most in need, including seniors, Indigenous communities and individuals at risk of homelessness.

Ontario officials say the province continues to work with federal and municipal partners to accelerate housing development and reduce barriers to construction.


Local Leaders Emphasize Urgency of Housing Solutions

Government and municipal leaders highlighted the importance of partnerships in delivering new housing options.

Our Government is investing in affordable housing in Guelph and across Canada to improve the quality of life for vulnerable people… People in Guelph will call these spaces home for generations to come,” said Guelph MP Dominique O’Rourke.

Ontario’s Minister of Municipal Affairs and Housing, Rob Flack, noted that collaboration remains essential to addressing the housing crisis across the province.

Guelph Mayor Cam Guthrie added that the new units represent “a tangible win for our community,” helping provide housing close to essential services and transit.


Construction Timeline and Outlook

According to project partners, construction is expected to move forward throughout 2026, with initial occupancy targeted for early 2027.

The development is one of several initiatives aimed at increasing affordable housing supply in Ontario communities, as governments continue to respond to rising demand and affordability challenges.
