Four Seasons Announces Luxury Beachfront Hotel in Rio de Janeiro’s Leblon Neighbourhood
Luxury beachfront property planned for Rio de Janeiro Leblon neighbourhood as Four Seasons returns to Brazil
TORONTO — Four Seasons Hotels and Resorts has announced plans to debut a new luxury beachfront property in Rio de Janeiro, marking the brand’s return to Brazil as part of its continued expansion across South America.
Developed in partnership with Catuaí Asset, the Four Seasons Hotel Rio de Janeiro at Leblon is scheduled to open in 2029 in one of the city’s most prestigious neighbourhoods. The hotel will be located directly along Leblon Beach, surrounded by Rio’s iconic coastline, lush tropical landscapes, and cultural landmarks.
A landmark transformation on Leblon Beach
The forthcoming hotel will occupy the tallest building in the Leblon area, offering approximately 120 rooms and suites with panoramic views of the Atlantic Ocean. Prior to its reopening as a Four Seasons property, the existing structure—known locally as the Marina Palace Hotel—will undergo a comprehensive renovation.
According to the companies, the project will reimagine the building’s vintage façade and interiors, transforming it into a modern luxury destination while respecting its architectural heritage.

He noted that the collaboration with Catuaí Asset reflects a shared focus on service, design, and immersive guest experiences.
Enhancing a world-renowned destination
Rio de Janeiro, which was the first city to be named UNESCO’s World Capital of Architecture, is home to globally recognized attractions including Christ the Redeemer, one of the Seven Wonders of the World. The Leblon neighbourhood has also seen increased investment in lifestyle and leisure offerings, positioning the area for further growth with the arrival of a Four Seasons hotel.

Design, dining, and wellness
Plans for the Four Seasons Hotel Rio de Janeiro at Leblon include multiple dining venues, highlighted by a rooftop bar and pool overlooking the Atlantic, as well as a signature restaurant showcasing locally inspired cuisine alongside international classics. The property will also feature spa and wellness amenities and curated beachfront activities designed to reflect Rio’s outdoor lifestyle.
Located approximately 30 minutes from Galeão International Airport, the hotel will join Four Seasons’ growing South American portfolio, which includes properties in Buenos Aires, Bogotá, Cartagena, and upcoming openings across the region.
A growing South American presence
Four Seasons currently operates hotels and residences in 47 countries, with more than 60 projects under planning or development globally. The Rio de Janeiro project underscores the company’s strategy of expanding in culturally significant, high-profile destinations.
