Starlight Investments Marks Major Construction Milestone at Donvale Commons Rental Development

Donvale Commons topping off brings 160 new rental homes closer to completion in Toronto

TORONTO — Starlight Investments has reached a major construction milestone at its Donvale Commons development in Toronto, announcing the successful topping off of the new purpose-built rental project.

The milestone marks the completion of the building’s highest structural point and signals the transition into the final phases of construction as work continues toward delivering 160 new rental homes in North York.

Located near Sheppard Avenue East and Don Mills Road, Donvale Commons is being developed on underutilized land within an existing Starlight residential property. The project is situated close to Fairview Mall, Don Mills Station, and several major transit connections, positioning it as a transit-oriented addition to Toronto’s rental housing market.

Expanding Rental Housing Through Infill Development

Donvale Commons forms part of Starlight’s broader infill development strategy, which focuses on adding new housing within established residential communities.

The project includes a nine-storey purpose-built rental building alongside 48 rental townhome suites spread across three low-rise buildings. Once completed, the development will offer a mix of studio, one-, two-, and three-bedroom apartments, as well as one- and two-bedroom townhomes.

“The Donvale Commons project demonstrates how we can thoughtfully add new, purpose-built rental homes within existing communities to help address growing housing needs, while continuing to invest for the long term in housing choice, quality and stability.”

Amenities Designed for Modern Living

The development has been designed to support a wide range of resident lifestyles with a comprehensive amenity package planned across the community.

Amenities will include:

  • Rooftop terrace with seating areas
  • Outdoor barbecues and gas fire pit
  • Outdoor television lounge
  • Fitness centre
  • Party room
  • Games rooms
  • Co-working space with conference room and quiet pods
  • Pet spa
  • Dedicated parcel room
  • Dog run
  • Landscaped outdoor seating areas

Additional shared spaces such as a lobby living wall and art nook are also planned as part of future development phases.

Enhancements to Existing Community

In addition to adding new housing, the project includes site-wide improvements that will benefit residents of both the new development and the existing 221-suite rental building located on the property.

Planned upgrades include new playground areas, enhanced landscaping, outdoor gathering spaces, and other improvements designed to strengthen the overall residential community.

Residents will have convenient access to TTC subway and bus services, GO Transit, retail destinations, parks, and community amenities throughout the area.

Part of a Larger Ontario Housing Strategy

Donvale Commons is one of several rental housing projects being advanced by Starlight across Ontario.

Recent completions include The Shoreview in Barrie and Ledbury Park Towns in Toronto, while 557 The West Mall in Etobicoke remains under construction.

The company says these projects form part of a broader development pipeline expected to deliver thousands of new purpose-built rental homes across Ontario over the next decade.

Upon completion, Donvale Commons is expected to provide a meaningful addition to Toronto’s rental housing supply at a time when demand for purpose-built rental housing continues to grow across the Greater Toronto Area.
